Landlords: Ask for recommendations

Are you a landlord and are feeling vaguely dissatisfied with the service you are getting from your property manager?

It may be that they are looking after the property well enough, but falling short when it comes to giving advice.

If you are a landlord, and the tenant asks for the carpet to be replaced, a conscientious property manager will put this request to you, and even get quotes and attach them to the email, then finish by asking you what you want to do.

This is all very well, but since you are not the one looking at or after  the property, how can you make the decision? If your agent is not giving you advice based on their expertise and experience, they may not be filling your expectations and ultimately being a fully effective adviser.

Landlords are paying their fees not just for someone to collect the rent and pass on requests but to give advice derived from the agent’s knowledge base and experience.

If this is happening to you, put the ball back in your agent’s court and ask them: “What do you recommend in this situation?” Experienced  landlords select property managers who add value to the relationship by assuming the burden of giving advice where the landlord is not knowledgeable.
